Property valuations for mortgage purposes

If you are thinking of buying a residential property and need a mortgage, you will probably need to arrange a valuation. It shows your lender that the mortgage amount you have requested reflects the actual market value of the property.

All our valuations are carried out carefully, accurately and in compliance with the guidelines of the National Mortgage Guarantee (NHG) and the Dutch Register of Valuators (NRVT). They are also validated by the Dutch Housing Evaluation Institute (NWWI); banks will not approve a mortgage application without this validation.

Valuation report

We will send you a digital valuation report in which the market value of your residential property is determined on the basis of a number of relevant factors, e.g. location, state of repair, structural characteristics and sales options. A paper version of the report can be sent to you too if required.

Valuations for divorce, estate-division or tax purposes

Do you need a valuation for a private sale, tax purposes or because of a divorce or the division of an estate? Our experienced, expert valuator can value the residential property for you. In situations like this, an objective property valuation is essential.

Commercial property valuations

Banks always require a valuation report before they consider financing the cost of a commercial or investment property. In most cases, we prepare this type of valuation report based on the model provided by the TMI (valuation management system). These valuations are sound and meet the highest quality standards in the market. Our combined use of the Commercial Real Estate Valuation Guideline (Taxatierichtlijn Commercieel Vastgoed) and a TMI-certified valuation management system ensure that our valuations of commercial property are transparent, possible to compare with other valuations and objectively verifiable.

Leasehold valuations

Many land-based properties in Amsterdam are leasehold, not freehold. It’s a complex subject and one that you may encounter as a property owner at some point – if you want to transfer to a perpetual leasehold or if a permanent leasehold is coming to an end, for example. We can advise you on these issues, see what would work best for you financially or how a choice could affect the value of your property. As an MVA leasehold expert, we can also help you with any leasehold changes, for both residential and commercial property.
